Sell My Home

We love working with sellers and look forward to sharing our home selling plan with you.

Selling a home with The Shackelton Group follows six defined steps: pricing analysis, preparation and staging, marketing and showings, offers and negotiation, contract and paperwork, then closing and follow through. Shawn has been listing homes in the Scottsdale market since 2001 and has closed more than 200 of them. The consultation, pricing analysis and marketing plan review cost nothing and carry no obligation to list.

What are the steps to sell a house in Scottsdale?

  1. Market analysis and pricing

Closed comparables in your subdivision, adjusted for condition, lot, view and upgrades. You see the data, not just a number.

  2. Home preparation and staging

A written punch list of what returns money and what does not, plus vendor introductions. Most sellers over improve in the wrong rooms.

  3. Marketing and showings

Professional photography, video, floor plans, MLS syndication and paid distribution. Showing feedback is reported to you weekly.

  4. Offers and negotiation

Every offer is evaluated on net proceeds and certainty of close, not headline price. Terms often outweigh the number.

  5. Contract and paperwork

Inspection response, repair negotiation, appraisal management and disclosure compliance handled on a tracked timeline.

  6. Closing and beyond

Signing, funding, key handoff and a follow up after you move. Our team stays reachable after the file closes.

How is a listing price actually set?

Price comes from closed sales, not from an algorithm and not from what the neighbors are asking. Shawn pulls the closed set for your subdivision, adjusts line by line for square footage, lot, view, pool, garage count and finish level, then tests the resulting range against active competition. The output is a range with a recommended list price and a reasoning you can challenge.

Overpricing costs more than a slow start. Homes that sit through two price reductions typically net less than homes priced correctly on day one, because the market reads reductions as a signal.

What does the marketing plan include?

  • Professional interior, exterior and twilight photography
  • Video walkthrough and vertical video cut for social distribution
  • Floor plan and, where the property warrants it, aerial photography
  • ARMLS entry written for both buyer search and answer engine visibility
  • Paid distribution to buyers actively searching your price band and area
  • Direct outreach to the agents who have sold in your subdivision recently
  • Weekly written reporting on traffic, feedback and competitive activity

What does it cost to sell a home in Arizona?

Typical seller costs include brokerage compensation, which is negotiable and agreed in writing, owner's title insurance and escrow fees, the county recording and transfer costs, an HOA resale disclosure fee where applicable, prorated property taxes, and any repairs or concessions negotiated during escrow. Shawn provides a written net sheet before you list so the number at the bottom is not a surprise at closing.

Seller questions answered

How much does it cost to sell a house in Arizona?

Seller costs commonly include negotiated brokerage compensation, owner's title insurance and escrow fees, recording fees, an HOA resale disclosure fee where applicable, prorated property taxes and any negotiated repairs or concessions. You receive a written net sheet before listing so the bottom line is known up front.

Is the seller consultation free?

Yes. The consultation, the pricing analysis and the marketing plan review are provided at no cost and with no obligation to list.

What is the best time of year to list a home in Scottsdale?

Buyer activity in the Greater Phoenix market is strongest from January through April, when seasonal residents and out of state buyers are in town. That said, correctly priced and well prepared homes sell in every month, and summer listings face less competition from other sellers.

Should I make repairs before listing?

Make the repairs that affect inspection outcomes and first impressions, and skip the ones that do not return their cost. Shawn walks the home and gives you a written punch list separating the two before you spend anything.

Do I have to pay the buyer's agent?

Not automatically. Buyer agent compensation is negotiable and is decided as part of your listing strategy. Shawn will explain how offering compensation, or not, affects showing volume in your specific price band.

How long will my home be on the market?

That depends on price band, condition and neighborhood. Rather than quote a market average, Shawn provides current days on market for your subdivision and price range, and projects a timeline you can plan a move around.
