What Is My Home Worth?

An automated estimate in minutes, followed by a human review from Shawn.

An automated home value estimate is a starting point, not a list price, and it should never be the basis for a pricing decision. Automated models read public records and recent sales, but they cannot see your kitchen, your lot orientation, your view corridor or the fact that the comparable down the street had a failed pool and sold under market. Shawn Shackelton pairs the estimate with a human review of closed comparables in your subdivision, usually within one business day.

Why are online home value estimates inaccurate?

Automated valuation models are built on averages, and luxury homes are where averages break. Three specific gaps show up repeatedly in Scottsdale and Paradise Valley.

1. Condition and finish level are invisible

A model cannot tell a 2006 builder grade kitchen from a full remodel. In a $1.5 million home the difference between those two is often six figures.

2. Lot characteristics get flattened

View fencing versus a neighbor's roofline, north versus west exposure, cul de sac versus arterial road, golf frontage versus interior lot. These move price materially and are poorly captured in public data.

3. Concessions are missing

Recorded sale price does not show a $40,000 seller concession or a rate buydown. Two homes can record the same price with very different real economics.

What does a professional home valuation include?

Closed comparablesRecent sales in your subdivision, with line item adjustments for size, lot, view, pool and finish level
Active competitionWhat a buyer would see alongside your home today, and how it is priced
AbsorptionHow many months of inventory exist in your price band, which sets pricing posture
Recommended rangeA list price range with the reasoning behind it, not a single number
Net sheetEstimated proceeds after commission, title, escrow, taxes and HOA fees
TurnaroundTypically one business day after a walkthrough or video tour

There is no cost and no obligation to list. Many owners request a valuation a year or more before they plan to sell, which is the right way to plan improvements.

Frequently asked questions

How accurate are online home value estimates?

Automated estimates are reasonably useful for standardized tract homes and consistently unreliable for luxury and custom homes, because they cannot see condition, finish level, lot orientation or seller concessions. Treat the number as a range indicator and get a human review before making a pricing decision.

What is the difference between an appraisal and a home valuation?

An appraisal is a lender ordered opinion of value performed by a licensed appraiser and is used to underwrite a loan. A broker valuation, sometimes called a CMA, is a pricing recommendation from a real estate agent based on closed comparables and current competition. The valuation is free, the appraisal is a paid third party report.

Will requesting a home value estimate commit me to listing?

No. There is no cost and no obligation. Many owners request one a year or two before selling so they can plan improvements around what actually returns value.

How often should I check my home's value?

Once a year is sufficient for planning, and again any time you are considering a significant improvement or a refinance. Checking monthly against an automated model tends to create noise rather than insight.
