Phoenix

What buyers and sellers should know about Phoenix, from an agent who has worked this market since 2001.

Phoenix is the capital of Arizona and the fifth most populous city in the United States, and its luxury housing is concentrated in a handful of specific pockets rather than spread across the city. The four that matter most to buyers in the higher price bands are Arcadia, the Biltmore area, North Central Phoenix and Desert Ridge. Each is a distinct market with its own price behavior, and Phoenix Sky Harbor International Airport sits close enough to all of them to make the city practical for frequent travelers.

Where is the luxury housing in Phoenix?

Arcadia sits at the base of Camelback Mountain on the Phoenix side, with large flood irrigated lots, mature citrus and a heavy remodel and rebuild market. Biltmore centers on the Arizona Biltmore resort and Biltmore Fashion Park, with a mix of estate homes, gated enclaves and higher end condominiums. North Central Phoenix runs along Central Avenue between roughly Camelback and Northern, known for the bridle path, large lots and historic homes. Desert Ridge in northeast Phoenix is newer, master planned and closer to the Loop 101, and includes the Wildfire golf courses.

What makes Arcadia different?

Flood irrigation. Many Arcadia lots hold historic irrigation rights that deliver water to flood the yard on a schedule, which is what supports the mature citrus and grass that define the area's look. Those rights are a real asset and also a real responsibility, so confirm the irrigation district, the schedule and the equipment condition on any Arcadia purchase.

Arcadia also straddles a city line. Some addresses are Phoenix and some are Scottsdale, which changes the school district, the municipal services and often the price.

How does Phoenix compare with Scottsdale for buyers?

Phoenix generally offers more land for the money, more architectural variety and shorter access to Sky Harbor. Scottsdale generally offers newer master planned inventory, more guard gated communities, more golf and a more consistent luxury concentration. Many buyers considering Arcadia are also considering South Scottsdale, and the comparison is worth running side by side.

Which school districts serve Phoenix?

Phoenix is served by multiple districts rather than one, including Madison, Osborn, Paradise Valley Unified and Phoenix Union High School District, among others. District boundaries do not follow neighborhood names, so verify the assignment for the specific address.

Phoenix questions answered

Is Arcadia in Phoenix or Scottsdale?

Both. The Arcadia area straddles the Phoenix and Scottsdale city line, and the specific address determines the city, the school district and the municipal services. Always confirm rather than assuming from the neighborhood name.

What is flood irrigation and does it matter?

Flood irrigation is a historic delivery system that periodically floods a lot with irrigation district water, and it is what supports the mature grass and citrus common in Arcadia and North Central Phoenix. It matters because it affects landscaping potential, water cost and maintenance responsibility, and because the rights and equipment convey with the property.

Is Phoenix or Scottsdale better for a luxury home?

It depends on what you value. Phoenix tends to deliver more land, more architectural variety and closer airport access. Scottsdale tends to deliver newer master planned communities, more gated inventory and more golf. Running both side by side on the same criteria is the fastest way to decide.
