Cities and Developments

Nine market guides covering where Shawn works, what each area is known for and what to verify before you write an offer.

The Shackelton Group works Scottsdale, Paradise Valley, North Scottsdale, Cave Creek, Carefree and Phoenix, and the specialty communities of DC Ranch, Silverleaf, Grayhawk, McDowell Mountain Ranch and Windgate Ranch. These markets sit within 30 miles of each other and price very differently, which is why choosing the area comes before choosing the house. Each guide below covers what the community is, how it compares with its neighbors, and the specific items to verify during your inspection period.

How do I choose the right Scottsdale area neighborhood?

Work in this order. First decide whether you want a guard gated master plan, an established non gated neighborhood or acreage. That single decision eliminates most of the map. Second, decide whether golf club access matters, because private club communities carry cost structures that daily fee communities do not. Third, set your tolerance for HOA governance and design review. Only then compare specific homes.

Frequently asked questions

What is the best neighborhood in Scottsdale?

There is no single best neighborhood, because the right answer depends on whether you want gated privacy, walkability, golf access, acreage or the lowest carrying cost. DC Ranch and Silverleaf lead on estate inventory and private club golf, Grayhawk on price flexibility without mandatory club cost, McDowell Mountain Ranch on preserve access, and Old Town on walkability.

Which Scottsdale area communities allow horses?

Horse privileges are most common in Cave Creek, parts of Carefree, and specific unincorporated pockets around North Scottsdale. Permission depends on zoning, lot size and HOA rules for the individual parcel, so verify rather than relying on the listing description.

Do I need to visit before choosing a neighborhood?

It helps considerably, and one well planned day can cover four or five candidate areas. Shawn runs relocation tours built around that, and can start with video walkthroughs if you are not yet in Arizona.
